Position Summary:

The Maintenance Technician II is responsible for maintaining the physical integrity and overall appearance of two residential apartment communities. This position requires a customer-service-focused professional who demonstrates a positive attitude, strong technical skills, and the ability to handle responsibilities independently and as part of a team.

The ideal candidate will maintain a strong, visible presence on-site, participate in an emergency on-call rotation, and assist in delivering safe, clean, and well-maintained living spaces for all residents.

Key Responsibilities: Resident Relations & Team Attitude
  • Promote a positive, friendly, and enthusiastic work environment across both properties.
  • Act as a role model to other staff by demonstrating pride in work and a commitment to service.
Maintenance & Repairs
  • Perform routine and emergency maintenance tasks as directed, including electrical, plumbing, HVAC, carpentry, and general repairs.
  • Complete apartment turnovers, including scheduling vendors, prepping units, and ensuring readiness for move-in within 7–10 days.
  • Follow-up on post-inspections and ensure final walkthroughs meet company standards.
Preventative & Seasonal Maintenance
  • Conduct seasonal upkeep including snow removal (sidewalks, patios), lawn care, trimming, and flower planting.
  • Perform and track regular preventative maintenance on property systems and equipment (e.g., HVAC, snow blowers, vacuums).
  • Maintain equipment inventory and ensure timely repairs and part replacements.
Property Standards & Cleanliness
  • Maintain cleanliness of common areas, grounds, parking lots, and building exteriors.
  • Monitor curb appeal and proactively report or resolve safety hazards.
  • Implement floor care protocols for common areas (sweeping, scrubbing, waxing, etc.).
Communication & Coordination
  • Communicate daily with the Maintenance Manager and Community Managers regarding work orders, priorities, and vendor coordination.
  • Schedule and supervise vendors/subcontractors as needed.
  • Ensure all resident service requests are completed timely and professionally.
Administrative Duties
  • Document supply needs and maintain proper inventory of parts and equipment.
  • Track and maintain forms and records related to maintenance schedules and inspections.
  • Follow company procedures for emergencies, sick days, tardiness, and property protocols.
Compliance & Company Policies
  • Adhere to all Fair Housing guidelines and participate in required training.
  • Maintain confidentiality and professionalism at all times.
  • Participate in property events and marketing efforts as needed.
  • Wear provided uniforms and name badge at all times during work and on-call hours.
Qualifications:
  • High school diploma or equivalent required
  • 2+ years of property maintenance experience preferred
  • Must be able to lift at least 50 lbs
  • Valid driver's license required
  • Ability to read, write, and effectively communicate with residents, vendors, and staff
  • Strong organizational and time-management skills
  • Comfortable with rotating on-call schedule and working occasional holidays/weekends
Schedule & Availability:
  • 40 hours per week, split between two communities
  • Must be available for emergency call-ins, with after-hours rotation (including holidays/weekends)
  • Schedule will be adjusted to avoid overtime except in pre-approved situations
